Special Economic Zone (City Lumiere) - Bangui, Centeral African Republic

Feasibility analysis for the creation of a Special Economic Zone on a natural island located 1 km south of the capital Bangui, Central African Republic. The zone named City Lumiere, is a self contained community designed to accommodate for villas, apartments, and modern commercial offices, surrounded by green recreational parks and open spaces, religious centers, a hospital, hotels, and an all public services and utilities infrastructure. The city contains total of 582,020 square meters of Built Up Area with investment value exceeding USD 350 millions.

Real Estate Development Advisory - Medina, Saudi Arabia

Executed a real estate development advisory services for Al Qaswa Oasis development project. The development is under design and to be established with a real estate fund on behalf of Dar Al Salam Holding Group in Jeddah, Saudi Arabia. The project worth USD 320 million with 297,000 sqm of planned Built Up Area and a land area of approximately 78,000 sqm. Services include performing market research and assessment, highest and best use analysis, development recommendation with the various assets space program, collaborating with architects and project management consultants, and producing financial analysis and reports.

Financial Feasibility for Acquisition of voco Hotel - Jeddah, Saudi Arabia

Executed a comprehensive financial feasibility study for a five-star hotel (currently voco brand, 715 keys, 68,700 GFA, valued at USD 215 million) in Jeddah, Saudi Arabia, as part of an acquisition strategy presented to institutional and high-net-worth investors. The analysis covered asset expected performance, market positioning, and projected returns—supporting a compelling investment case for hospitality sector entry in one of the Kingdom’s most dynamic coastal cities. The study formed the foundation of a targeted investor presentation aimed at securing capital for acquisition.

Real Estate Development Advisory - Eastern Cost of Saudi Arabia

Executed a real estate development project advisory services for Al Uqair Area Development Company in Al Khobar, Saudi Arabia, a subsidiary of the Suadi Public Investment Fund. Contracted with the international real estate consulting company (Knight Frank) to help undertaking a development advisory services for a real estate project in the eastern cost of Saudi Arabia worth USD 4.5 billion with 2.5 million sqm of planned GFA. This includes performing market research and assessment, highest and best use analysis, development recommendation with the various assets space program, collaborating with architects and project management consultants, and producing financial analysis and reports.

Financial & Operational Analysis – Rosemond Hotel, Jeddah, Saudi Arabia

Conducted a comprehensive financial and operational analysis of the Rosemond Hotel, a four-star hospitality asset (176 keys) located in Jeddah’s premium coastal corridor. The study evaluated revenue performance, cost structures, occupancy trends, and operational efficiency, alongside market positioning and competitive benchmarks. This analysis supported strategic decision-making for operations improvment, cost reduction, and net revenue increase for potential acquisition, repositioning, or investor engagement, aligning with Saudi Arabia’s expanding tourism and hospitality vision under Vision 2030.

Operations and Quality Assessment Improvement Initiative - Riyadh, KSA

Supported the company operations and quality services assessment and improvement initiative to obtain a tier A certification from the Saudi regulatory buddy (TAQEEM). Contracted with the valuation and advisory company, through the execution of valuation assignments, to help improve the company operations and practices in valuation according to the International Valuation Standards IVS and local regulations. Areas of improvement included the valuation and advisory platform, reports and presentations, financial models, and contracting documents.

Real Estate Development Advisory - Riyadh, KSA

Conducted comprehensive development recommendations and financial feasibility studies for two prime commercial land parcels in Riyadh, Saudi Arabia, on behalve of the Saudi Red Crescent Autority, totaling 29,000 square meters with an allowable Gross Floor Area (GFA) of 45,675 square meters. Multiple development scenarios were evaluated—including showrooms and offices, hotels, serviced apartments, and residential condominiums—to optimize land use, market alignment, and investor returns. The proposed investment value across all scenarios ranges up to USD 117 million, supporting strategic deployment of capital and long-term asset performance.

Financial and Development Analysis for a Real Estate Fund - Mecca, Saudi Arabia

Undertaking real estate investment fund analysis and structuring. Supporting the assets management firm in executing a mixed-use real estate investment fund in Mecca, KSA (Al Harm View Real Estate Fund) valued at USD 400 million with 76,000 sqm of BUA. Key tasks included conducting feasibility studies, financial analysis and modeling, assets valuation, highest & best use analysis, development recommendation with assets space program, fund structuring and capital raising, writing fund terms and conditions, and reviewing external consultants reports.

Business Plan for a Real Estate Company - UAE

A comprehensive five-year business plan for Manazel Real Estate (PJSC), a real estate developer in Abu Dhabi, UAE. Investigating and recommending the potential current and future market conditions of a large piece of land located in Al Dabaa town-Matrouh province- in the northwestern coast of Egypt. The land is approximately 250,000 square meters and has a direct access on the Mediterranean coast with a beach of approximately 700 meters. This analysis supports informed investment decisions and portfolio structuring for regional and cross-border investors.

Operations and Profitability Analysis of Bridgestone Tyre Division Business - Dubai, UAE

Logistics operations, efficiency, and profitability analysis of Bridgestone Tyre Division business in Dubai for Nasser Bin Abdullatif Alserkal Establishment. The owner has the intention of providing the company for 100% sale and is in need of evaluating the company’s assets and operations in order to come to a fair market value of the company. The value of the company is assessed as the sum of its assets, key money on the land, and a goodwill of the company. The factory is producing 1,200 m3 of ReadyMix cement daily and has a capacity of 2,500 m3.

The valuation adhered to international and local standards, supporting investor confidence and strategic asset positioning within the Kingdom’s evolving real estate landscape.

Valuation of Swicorp Wabel REIT - Saudi Arabia

Conducted a valuation analysis of Swicop Wable REIT, a publicly listed real estate investment trust in Saudi Arabia on behalf of Swicorp, a closed joint-stock company. The portfolio comprises 4 income-generating commercial assets across none urban cities in Al Khair, Hafer Albtin, Tabouk, and Dawadmmi, with a total fair market value of USD 315 million. The valuation performed in accordance with International Valuation Standards (IVS) and local regulatory frameworks.
